10 Simplified Steps - Buying Your Next Property

 

Step 1 - Speak with your bank, lender or mortgage broker to arrange a pre-approval and get an indication of your financial condition. This will allow you to understand what your budget is, and assist you in narrowing down your search. If you need assitance with your finance, speak with Linkers and we can put you in touch with some of our trusted and proven lenders.

Step 2 - This is perhaps the most time consuming (and exciting for some) aspect - searching for a property. Once you have set out your needs and wants, and have found a property you are interested in, contact our agency to either book in a private viewing (after hours or before hours inspections may be available), register for the open house time or to just simply find out some more information about the property. 

Step 3 - Once you have inspected a property that you like, ask our office for the contract of sale to be emailed to your solicitor or conveyancer. 

Step 4 - Once your solicitor or conveyancer has given you the green signal, it is time to make an offer on the property and begin the negotiation process. 

Step 5 - Once a price has been agreed by both purchaser and vendor, you will need to sign the contract of sale and the cooling off period document. The vendor will also sign the same contract, and then contracts are exchanged to both parties legal representatives.

Step 6 - During the cooling off period (unless your purchase at an Auction or purchase via a 66W certificate) your solicitor or conveyancer will organise a pest & building report to be done on the property, and your lender will organise a valuation to be done on the property. Our office will organise access for both of these inspections.

Step 7 - Your deposit, usually 10% as a standard, is now due by 5pm on the last day of the cooling off period. You can pay this to our office via bank cheque or electronic funds transfer into our Statutory Trust Account. 

Step 8 - You will undertake a final inspection of the property prior to settlement to ensure that it is in the same condition in which you first viewed it, and that all the inclusions on the contract of sale are left inside the property.

Step 9 - Once our agency has been notified by both legal representatives of settlement, we will arrange a time with you, for you to come to our office to pick up the keys for your new property. 

Step 10 - If you have purchased the property with tenants residing in the premises, or have given Linkers the authority to find tenants for you, one of our friendly property managers will introduce themselves to you upon settlement. They will now be your first point of contact for all your property management and leasing needs.
